DIRECTOR OF SALES
NEW CONDOMINIUM DEVELOPMENT

Job Description 

RAD Marketing is looking for an enthusiastic and dedicated new condominium development sales director to join the sales & marketing team. Reporting to the President, and as the Sales Centre team member, the Sales Director is responsible for the day-to-day operations of all RAD’s client’s residential developments. This role will develop and maintain an effective and efficient sales and administration program, hire, manage and mentor all sales centre staff, and assist in the development and planning of future residential developments for RAD’s clients.

 


Area of Responsibility: 

  • Arrange for the hiring of sales staff for each Project, including creating compensation plans based on market compensation for similar sales staff, and on the budgets established for each Project.

  • Train all sales staff in the art of closing and in all aspects of the marketing and sales program, including without limitation, cold calling, and direct solicitation, follow-up, and procedures for sales follow-up.

  • Generally, ensure each Project is always fully staffed with the best sales team to deliver optimal sales results for each Project.

  • Prepare employment contracts for all sales, administration and temporary sales staff for each Project and finalize such contracts with the human resources personnel at RAD.

  • Create all time sheets and tracking of working hours and ensure all payments are made to sales staff as per their contracts.

  • Understand online sales and administration software programs like Avesdo and BLACKLINE to implement efficiently at each Project.

  • Manage all operations for all sales offices including staffing and administration, reporting to the developer of each Project, ensuring all paperwork is up to date including all amendments, mortgage commitment letters as required by the banks, deposits, and correspondence with the developer of each Project.

  • Prepare for, organize and hold weekly meetings with each of the sales and administrative teams ensuring a proper agenda and follow up is maintained at the sales office for each Project, implement procedures to ensure a smooth sales and administration flow, follow up with the sales teams on all leads that come through the sales offices, ensure sales are going through the proper sales cycle to completion and closing, follow up on leads that are initiated, follow up with real estate agents etc.;

  • Build relationships on a constant basis with all the top real estate agents in the cities wherein the Projects are located and/or marketed, from pre-construction to re-sale to ensure a “loyalty” database is built up of top performing agents for all Projects.

  • In collaboration with the sales teams, deliver presentations to sales brokerages on Projects, facilitate requests from brokers and agents, and assist agents to deliver results on all Projects.

  • Work on the design of floor plans for RAD’s clients with the architects and designers, provide strategic market information on floor plan design, layout, suite mix, sizing, and finishes in the Units.

  • Do constant market intelligence on competing projects for RAD’s clients, understand design of sales office, marketing material, pricing of units, layouts, and prepare market reports for the developer of each Project as required during any site sourcing for any new development projects for RAD’s clients

  • Create and develop pricing grids for all Projects based on pro-forma pricing and understand and recommend sales strategies on where to increase pricing on Units to achieve higher than pro-forma pricing

  • Work in collaboration with the marketing department to roll out the marketing and sales strategies for each Project launch ensuring scheduled timing of launch is met and market strategy achieves the level of success the developer for each Project is aiming for

  • Do weekend tours of sales offices as necessary to ensure staff are performing on site duties, and issues on site are being attended to properly and efficiently.

  • Attend all meetings with developers, handle any issues they have on site, provide strategic input on sales and marketing, provide updates on sales and administration on each Project.

  • Provide accountability for all sales on all Projects ensuring milestones are met and targets are achieved

  • Deals with escalated customer issues using effective solutions

  • Maintain focus on RAD Marketing’s strategic project goals

  • Monitors opportunities to adjust sales prices, that maximizes profit and acceptable rates of sale

  • Provide input on advertising and promotional plans for RAD’s client’s Residential condominium projects​

  • Generally, do and perform such other duties and tasks as may reasonably be required of a Sales Director with similar duties for the sales management of projects similar to the Projects.

    • set up systems so as to ensure proper records are kept in respect of prospective purchasers (including proper identification, addresses, phone number(s), email addresses etc.), as well as regards dealings with agents and brokers, marketing and advertising efforts, campaigns and the like;​

    • report to the President on a regular basis in such detail as may be reasonably required in connection with the performance of its duties hereunder.

    • provide daily reports on each Project.

Skills & Attributes:

  • Post-secondary diploma in business or related area

  • Minimum 7 years of sales experience in new home and condominium developments (preference to High-rise pre-condominium sales) – preference in a management role

  • Knowledge of GTA new condominiums/real estate market/broker relations

  • Supervisory experience managing teams of 2 or more people 

  • Strong Leadership and Interpersonal and collaborative skills

  • Conflict resolution skills

  • Strong relationships with the residential brokerage community is a must

  • Microsoft Office (Word, Excel, Outlook, and PowerPoint) experience a must

  • Experience with CRM or other related database management systems

  • Thorough understanding of agreements of purchase and sale and the sales process of pre-construction development

  • The ability to pre-qualify customers and close sales 

  • Strong planning, researching, and organizing skills, with strong attention to detail 

  • Possess strong time management skills, with the ability to multitask and work well under tight deadlines 

  • Excellent written and oral communication skills, which foster openness and active listening 

  • Strong customer focus and a reputation for delivering outstanding customer satisfaction

  • Very strong work ethic with ability to work long hours
